Design and construction of a major residential development in London providing two multi-storey blocks to incorporate 124 high specification apartments (including 23 shared ownership units) and several ground floor retail units.
The apartments offer 1, 2 & 3 bedrooms and were designed to Level 4 Code for Sustainable Homes as well as Lifetime Homes and Secure by Design standards. The site was constrained by Network Rail and London Underground tracks and a nature reserve, with four schools nearby.
GRAHAM Construction worked closely with Bellway Homes throughout the preconstruction phase to develop and finalise designs, undertake value engineering and develop robust logistic proposals to accommodate the site constraints. Construction methodology was developed in close consideration of the ongoing operational needs of the surrounding public transport, businesses, residents and the general public.
Two multi-storey blocks with piled foundations and concrete frames were erected with Techcrete cladding and glazed curtain walling. This Techcrete solution was selected following a value engineering exercise which provided huge savings to the client and delivered benefits in terms of quality, speed of installation and programme certainty.
Construction works were programmed to allow for sectional completion with full handover taking place in May 2015.
