Viewed by the Scottish Government as an important step towards "achieving higher quality public health services", the NHS Lanarkshire project consisted of the DBFO of three new health centres as part of a bespoke SW HubCo NPD contract. A single design allowed our dedicated Framework team to standardise features across all three projects in East Kilbride, Kilsyth and Wishaw, which facilitated approximately 10% in savings in supply chain cost, capital cost and on-going maintenance. We provided a 24% share of £4.65m equity in the project.
This expansive, multi-site project consisted of the construction and finance of three new health centres, and the provision of Hard FM and lifecycle services, for NHS Lanarkshire. The facilities were constructed throughout the period January 2014 to August 2015 and feature an operational 25-year term from the point of practical completion with each site.
The project has replaced two existing health centres plus the creation of a third new health centre, which incorporate modern, sustainable buildings with a BREEAM Excellent rating to enhance the wellbeing of the Wishaw, East Kilbride and Kilsyth communities.
The total funding requirement of £45,462m was met via senior debt by £37,565m from Aviva Commercial finance and a £4,664m capital contribution from North Lanarkshire Council while the remainder of the funding was provided through equity/sub-debt between GRAHAM (24%), Equitex (36%), NHS Lanarkshire (30%) and the Scottish Futures Trust Investments (10%).
