GRAHAM has welcomed a major milestone in the delivery of the new Cambridge Halls student accommodation development, a joint venture between Unite Students and Manchester Metropolitan University, following approval from the Building Safety Regulator to progress the first phase of construction.
With demolition of the former halls of residence now complete and structural groundworks underway, the project has entered its next phase. GRAHAM is continuing to help deliver this purpose-built student accommodation scheme, which will provide 2,302 modern and sustainable student bedrooms in the heart of the university campus.

Achieving Gateway 2 approval for Phase 1 is an important milestone and reflects the strength of collaboration between the client partners and wider design team.
The Gateway approval process requires a rigorous and detailed approach, and GRAHAM’s extensive experience in successfully managing projects through these requirements has enabled the team to work closely together in progressing Phase 1 to this point.
Having completed demolition and started structural groundworks, we are pleased to be advancing the scheme while continuing to work through the remaining requirements for full Gateway 2 approval. We look forward to maintaining this collaborative approach as the development progresses.
The scheme forms part of Manchester Metropolitan University’s wider campus transformation and will be delivered in two phases, with the first 1,101-bed phase expected to open for the 2029/30 academic year and the second phase, comprising 1,201 beds, opening the following year.
