Spanning 100,000 sq ft across four floors, the project delivered a comprehensive refurbishment introducing M&S’s latest Food, Fashion, Home and Beauty concepts, alongside significant upgrades to staff and back-of-house facilities. Delivered through a carefully phased programme while maintaining live trading, this project demonstrates GRAHAM’s expertise in delivering complex retail transformations within operational environments.
Project Detail
The Pantheon project involved the complete refurbishment of M&S’s 100,000 sq ft flagship store on Oxford Street. Delivered over a 16-month programme from March 2025 to July 2026, the £30m redevelopment was carefully phased across three stages, allowing the store to remain operational throughout the works.
The refurbishment included a full strip-out across four floors and the introduction of M&S’s latest Food, Fashion, Home and Beauty concepts. Extensive back-of-house upgrades, a new staff lounge and improvements to the building’s exterior also formed part of the works, creating a modern environment for both customers and colleagues.
With the store remaining open throughout construction, careful planning and coordination were essential. Construction activities were managed around daily operations, with day and night shift teams working closely together to maintain progress while minimising disruption. Effective communication and change management enabled the team to respond to evolving design requirements and keep the project on programme.
The project was delivered through close collaboration between M&S, GRAHAM, consultants, specialist contractors and supply chain partners. Working together throughout the design and construction phases helped turn an ambitious retail vision into a high-quality finished environment while maintaining the standards expected of a flagship Oxford Street store.
With a peak workforce of more than 150 people on site, the project was completed with over 269,000 accident-free working hours. Sustainability remained a key focus throughout delivery, with 98% of construction waste diverted from landfill and all deliveries carefully coordinated outside peak trading periods to reduce disruption in one of London’s busiest retail locations.
The completed Pantheon store now serves as a flagship destination for Marks & Spencer, showcasing the brand’s latest retail concepts in a modern, customer-focused environment and setting a benchmark for future retail developments.
