Project Summary

The TP ICAP fit-out at City Quays 3 transformed 34,000 sq ft across Levels 4, 5 and 6 into a bespoke workplace. Completed over a 19-week programme, the Cat B fit-out delivered office accommodation, meeting rooms, collaboration spaces, kitchen facilities, IT infrastructure and AV systems.
Delivered within an occupied multi-tenant building, the project required careful coordination with building management and existing occupiers to ensure the seamless integration of services while minimising disruption to operations.

Project Detail

A key feature of the project was the installation of a feature staircase connecting Levels 4, 5 and 6, alongside the integration of modern building services and workplace technology solutions. Bespoke joinery and feature finishes were delivered to meet the client’s design aspirations, creating a workspace incorporating a range of collaborative and focused working environments.

Delivering the fit-out within a live commercial building required careful planning and coordination to minimise disruption to neighbouring occupiers. Strict site logistics and access management procedures, including a delivery booking system and noise monitoring measures, were implemented throughout the programme, while phased handovers and carefully sequenced works maintained the safe operation of the wider building.

The project involved the coordination of multiple specialist packages and complex MEP installations within an occupied city-centre environment. Programme constraints and client change requests were managed through detailed programme planning, early engagement and close collaboration between the client team, consultants, supply chain partners and project team, supported by regular stakeholder communication throughout delivery.

Sustainability remained a key consideration throughout delivery, with waste segregation, material reuse and recycling, diversion from landfill, and sustainable procurement practices incorporated across the project lifecycle. The completed fit-out provides TP ICAP with a flexible, future-focused environment that enhances employee wellbeing, and encourages collaboration and productivity.

What they had to say

GRAHAM successfully delivered a modern, collaborative, and engaging workspace.
The new office has received exceptional feedback from both staff and key stakeholders, reflecting the quality of the design, delivery, look and feel.

As with any fit out, there were challenges to overcome along the way. However, the team’s professionalism, expertise and proactive approach ensured these were managed effectively, making the transition into our new workspace as seamless as possible.
